When Is the Best Time to Buy or Sell in Austin?

Every client asks me this, and I understand why. Timing feels like the one thing you can control in a move. Here is the honest answer: the best time is when your life and the market line up, and the seasons do shift the odds in ways worth knowing.

The short answer

If you want the most choices, spring is still king. If you want the most negotiating power as a buyer, fall and winter are usually your window. If you are selling, spring brings the biggest crowds, but a well priced home in the fall sells to serious buyers without the spring circus. There is no month that rescues a bad price or ruins a good one.

What each season actually looks like in Austin

Spring (March to May): the most new listings, the most buyers, the most competition. Great for sellers who are priced right. Toughest for buyers, who face bidding wars and fast decisions.

Summer (June to August): family moves dominate, driven by the school calendar. Inventory stays strong early, then thins. Heat and holidays slow things by late July.

Fall (September to November): this is the sweet spot many people overlook. The spring frenzy is gone, but motivated buyers remain, including relocations and year end movers. Sellers face less competition from other listings.

Winter (December to February): the fewest listings and the fewest lookers, which means the buyers who are out are serious. Buyers often find the best negotiating room here. Sellers who list in winter should expect a smaller but more committed audience.

What today's market adds to the timing question

Timing advice only works with current numbers, so here is where Austin stands in October 2026. Citywide, the median list price is $525,000, down 8.7 percent from a year ago, and homes are taking a median of 78 days to sell. Across the greater Austin MLS, inventory sits near 5.6 months, just under the six month line that marks a balanced market, and nearly 70 percent of homes are selling under list price. Translation: buyers have real negotiating room right now, and sellers are not facing an oversupplied market, but pricing correctly matters more than it did two years ago.

The luxury tier tells a split story. The top quarter of sales is up 4.2 percent year over year, yet homes priced above $2 million carry more than 12 months of inventory and a median of 105 days on market. At the very top, buyers still hold considerable leverage.

If you are buying

Do not wait for a perfect month while your life waits. If you find the right home in fall or winter, you are shopping with fewer competitors and more room to negotiate on price, repairs, and terms. The cost of waiting for spring is real: more competition, and often a higher price for the same house. Get your financing ready now so you can move when the right place appears, whatever the month.

If you are selling

If you need to move, do not sit out the fall hoping spring will save you. A well prepared, correctly priced home sells in any season, and right now you face fewer competing listings than you would in March. The homes struggling today are the ones priced on last year's market. Price to today's numbers, present the home beautifully, and the serious fall buyers will find you.

The bottom line

The calendar matters, but it is not the whole story. Your job, your family, your rate, and your price matter more. Fall 2026 is a genuinely good window for both sides in Austin: buyers get leverage, sellers get serious buyers and a market that is close to balanced.

If you are weighing a move, let's talk through your timing together. I will run the numbers for your neighborhood and your price range so the decision is based on your situation, not a headline.
